Tillsonburg is preparing for a surge in growth over the next 35 years, according to a new report presented at a recent town council meeting.
Jamie Cook of Watson & Associates shared draft findings from Oxford County’s Growth Analysis and Land Needs Study, revealing that Tillsonburg could more than double in size by 2061. The town is projected to add around 20,000 new residents and 8,000 jobs, making it one of the fastest-growing communities in Oxford County.
The study attributes the boom to families and young professionals moving in from larger urban areas like Waterloo, Brant, and the Greater Toronto Area. Affordable housing, a strong local economy, and increased remote work options are helping drive that shift westward.
To accommodate the expected population increase, planners estimate Tillsonburg will need between 104 and 248 hectares of new land for homes, shops, and employment areas. About 25 percent of new housing is expected to come from intensification within existing town limits, with the rest developed on new greenfield sites.
Cook said the findings will guide future land-use planning and infrastructure decisions, with the final report heading to County Council in November 2025.
